Questions & answers
What is a small office fit out?
There is no clear rule, but it is assumed that when a space is under 5,000 sq ft, it falls within the “small” remit.
Are small office fit-outs Cat A or Cat B?
It can be both. Cat A fitouts are when a space needs to have its basic services in place, i.e. the walls, plugs, lights etc. If you’re moving into a space that needs all the electrical work and new walls, you need Cat A.
If you’re moving into a space that has these in place, and you want the decor, furniture, desks and branding to align with your brand, you need Cat B.
We offer both for smaller clients.
How long does a small office fit-out typically take?
While timelines vary, when we’re working with small spaces that lean more towards Cat B fit-outs, it’s usually no more than 8 weeks.
Estimates on time increase when we have additional work to carry out, for example, the installation of HVAC or a kitchen fit-out.
How much does a small office fit out cost?
Costs typically start around £60 per square foot. We will work with you to optimise costs while maintaining quality.
Fit-out costs tend to exclude any works for IT system improvements, office furniture etc, so factor that in.
Can you work around our business hours?
When you have a small team in one office, you don’t want much downtime. To help with this, we can provide out-of-hours fitout if needed.
Note that this would affect the cost of a project.
