Knowing when you need an office fit-out
We appreciate that you may not have undertaken an office fit-out project before, so we’re always on hand to guide you through what to do and point out any pitfalls to avoid.
Our office design and planning can come into play, helping bridge that knowledge gap and make ideas a reality. This helps when you’re working with an existing office that needs modernising, or a new space that is empty but needs something in place for staff moving in.

One point of contact
Throughout your design and fit-out project, you will have one point of contact, so you’ll know exactly where your project stands. We’re always honest and come to you with solutions rather than problems. Our extensive network of specialist sub-contractors, and strong supply chain means we are confident that we have the best people and materials to deliver any office or commercial project to the highest standards.

Our Fit-Out Process
Initial meeting
We start with an in-depth meeting to understand your project vision goals and stakeholders. This helps us shape a plan that perfectly matches your needs.
Outline budget development and scope
Drawing on our delivery expertise and our initial meeting, we’ll prepare initial costings and scope based on your requirements. This will give you a clear, realistic picture of the costs you’re likely to face to achieve your vision.
Design and space planning
Here’s where your project takes shape. Working with either our in-house design team or your chosen designers, we’ll develop:
- Detailed space plans with desk layouts, breakout zones and meeting rooms
- Material samples and finish options for ceilings, walls and floors
- Project timeline and comprehensive costs
- Visual concepts through drawings and moodboards
We’ll provide enough detail so you’re confident to share what you’ll be getting for your fit out with your stakeholders. Once you’re satisfied with the design, we’ll move forward with a contract and 30% deposit to begin work.
Furniture strategy
We’ll help assess your furniture needs and handle all the logistics. Whether you’re keeping existing pieces or starting fresh, we manage everything from storage during construction to final furniture installation right through to disposal.
Fit out and construction
Before work begins, we handle all building control requirements and compliance documentation. This stage is where we do the main building work by stripping out the old interior finishes and services then start fitting out your new workspace.
Customer service is important to us, so we’ll keep you informed via weekly site meetings so you’re fully aware of how your fit out is progressing. Once the project is complete, we will give you your building control certificate of completion.
Moving in
We’ll help you move and settle into your new office space. We can help with small works including IT installations, whiteboards, TV installations, those little touches to make the space your own.
Our payment terms are 30% at the start, 30% midway and 40% upon completion.
Questions & answers
What is an office fit-out?
An office fit-out is the process of turning a commercial space into a fully functional workplace that works for your business needs.
A fit-out usually starts with a company like ours helping you develop a new office design.
What is a Category A and Category B fit out? Why are they different?
A Category A (Cat A) fit-out is the very basic infrastructure in a commercial building installed by a landlord. It includes essential mechanical and electrical systems, basic floors and ceilings and core services. It’s the shell of a building ready for tenants to then fit out, which is known as Cat B.
How long does an office fit-out typically take?
Project timelines vary based on scope and complexity. A standard office fit out typically takes 8-12 weeks from design to completion. Turnea will provide a detailed timeline as part of our initial meeting and scoping.
What's the typical office fit out cost per square foot?
Costs will vary depending on what you want and to what standard but typically range from £60 to £140per square foot. We will work with you to optimise costs while maintaining quality.
Fit-out costs tend to exclude any works for IT system improvements, office furniture etc.
Can you work around our business hours?
Yes, we know you have to keep your business operations running so we will work with you to minimise your disruption and in some instances can schedule out of hours working including weekends.
Can I see case studies of your previous fit-out projects?
You can take a look at all our work here.
Do you handle all necessary permits and building compliance?
Yes, we manage all aspects of regulatory compliance, including building permits, health and safety requirements, and insurance documentation.
How long does an office fit-out take?
We work to tighter schedules to keep projects moving, but fit-out works always have variable timelines based on:
- Building type
- Fit-out type
- Location
Can Turnea handle office refurbishment as well?
Yes – We have a robust process for office refurbishment, with expertise helping businesses based in shared-use buildings that require specific needs.
Read more about our refurbishment work here.
What factors influence the cost of an office fit-out?
Size and materials are the two primary drivers for cost adjustment. While all projects are bespoke, when you want very specific details or requirements included, they need to be factored into the cost.
Because we’re so well versed working around London, location isn’t typically a factor.
