Initial meeting
We start with an in-depth meeting to understand your project vision goals and stakeholders. This helps us shape a plan matching your needs.
Outline budget development and scope
We’ll prepare initial costings and scope based on your requirements. This will give you a realistic picture of the costs you’re likely to face during the fit-out.
Design and space planning
Here’s where your project takes shape. Working with either our in-house design team or your chosen designers, we’ll develop:
- Detailed space plans with desk layouts, breakout zones and meeting rooms
- Material samples and finish options for ceilings, walls and floors
- Project timeline and comprehensive costs
- Visual concepts through drawings and moodboards
Once you’re satisfied with the design, we’ll secure deposit and begin work.
Furniture strategy
We’ll help assess your furniture needs and handle all the logistics. Whether you’re keeping existing pieces or starting fresh, we manage everything from storage during construction to final furniture installation right through to disposal.
Fit out and construction
We handle all building control requirements and compliance documentation. This stage is where we do the main building work by stripping out the old interior finishes and services then start fitting out your new workspace.
If needed, we’ll keep you informed via weekly site meetings. Once the project is complete, we will give you your building control certificate of completion.
Moving in
We’ll help you move and settle into your new office space. We can help with small works including IT installations, whiteboards, TV installations, those little touches to make the space your own.
Questions & answers
What is an office refurbishment? Is it different from a fit-out?
Office refurbishment is when you decide to update/renovate your workspace – just like when you decide to redecorate a room at home.
An office fit-out is different, in that, a fit-out sees you working with an empty space that you’re attempting to turn into a functioning workspace.
While Turnea provides both, when you’re just looking to breath new life into your office, refurbishment is the way to fgo.
How long does a typical office refurbishment project take?
Every project is unique, but on average, most of our workspace transformations take 8-12 weeks from design to completion.
We’ll work together to develop a timeline that works with your schedule. How long that looks can depend on commonalities such as:
- Your designs for the layout (and whether that will see any major changes)
- Any specific construction requirements that need to happen first
- Fixtures and fittings positioning
- HVAC/Plumbing/Electric changes
Again, we work with you from day zero to align planning and implementation.
Are there different types of office refurbishment?
All companies will have their own definitions for the varying levels of refurbishment available.
At Turnea, we look at the following as the main types:
- Reconfiguration – more than moving the desks around, this is where you might want to add meeting space or sub-divide the office. Here is an example of this work we carried out for a trading firm in London.
- Mid-touch refurb – the most common level of works. It would see some parts of the office redecorated, while other elements are upgraded or made to your brand more (common for businesses that move into an existing office but don’t gel with the space)
- Strip & Re-fit – when the whole office needs a new lease of life, you strip the space and start over. The more intensive of the refurbishment types, but also the best way to a workspace a completely new look in line with your brand
How will you minimise disruption to our day-to-day operations?
The last thing you want while staff are taking important calls is constant background noise from fit-out works.
We will work with you to develop a schedule of works that meets your project goals and works around your business requirements.
Having a clear timeline of activities works best for companies that have full-office capacity or a hybrid model in place for staff.
Can you guarantee there will be no delays?
All construction projects have a level of unknowns.
But we’ll always keep you fully informed about any issues that arise and come to you with solutions rather than problems.

How do you handle changes in a refurbishment project?
While we prepare as much as possible with you to get the schedule of works in the best shape possible, we know that changes and surprises can occur on some projects.
We will work with you to discuss changes in the scope of work or if you have new requirements as a project develops.
If there are changes to the cost or timescales, we will discuss them with you and seek approval before doing anything, so both sides understand everything.

I'm looking to get refurbishment work done. What does the process look like?
While every office refurbishment project is unique, there are steps which are universal in the project timeline. If this is your first prospective fit-out project, think about the following:
- What needs your team have from the work
- What plans you need to understand the layout of the workspace
- What budget you have to work with
- Whether you need permission or have conditions in your tenancy contract that can prohibit works/need attention
- What systems will need worked on too (for example, will a refurb/moving everything around affect your IT network and access points)
- What health & safety rules your staff need to follow

How much does an office fit-out cost?
Every fit-out is unique and to scale, so there is no set price any company can provide until planning is in place.
To help manage budget, we’re always clear with cost breakdown/deadlines.
Our payment terms are 30% at the start, 30% midway and 40% upon completion.
