A high-powered office refurb
Trading firms have intensive power and cooling requirements to run their business operations including monitors and computers. The trading client for Level 2, 30 Old Broad Street chose to stay with their current landlord and took a space in the adjacent building. They wanted to create a modern office space with enhanced M&E provisions to prevent the overheating they had experienced previously. With their lease was due to expire, the moving date was fixed.
Powering-up trading floors
As an older building, 30 Old Broad Street had Cat A mechanical and electrical plant (M&E) dating back over 25 years. Therefore, upgrading the landlord’s existing M&E system was a priority so it could handle the heavy power requirements for large-scale plant and the new cooling needed to run the IT systems.
Tight timeframes for delivery
Time wasn’t on our side with the M&E requirements being our biggest challenge. We had to bring the building services up to modern standards – a job that typically takes much longer than our available window. But we rose to the challenge, working extended hours, including weekends, to upgrade all mechanical and electrical systems and carry out a full office fit out and refurbishment. This included installing new ceilings, carpets, walls and partitions, glazing, and acoustic panels.
Aftercare, small works
During the project handover our client commissioned some additional small works including TVs, mains power outlets, acoustic panels, floor boxes and sockets to really make the space their own.
